Asphalt resurfacing, also called an overlay, is the process of applying a new layer of hot-mix asphalt over an existing pavement surface. Instead of tearing out the old asphalt and rebuilding from the stone base, resurfacing uses the existing pavement as a foundation for a fresh wearing surface. This approach is significantly less expensive than complete replacement while still delivering a smooth, dark, like-new surface.

Resurfacing is appropriate when the existing asphalt surface shows widespread wear—surface cracks, fading, minor raveling, or shallow settling—but the underlying stone base remains structurally sound. The surface should not have extensive alligator cracking, deep potholes, or significant drainage problems, as these indicate base failures that an overlay will only temporarily mask. During your free on-site evaluation, we assess whether your pavement is a good candidate for resurfacing or if more extensive work is needed.

Before any overlay is applied, we evaluate the existing pavement for structural integrity. The surface must be thoroughly cleaned of dirt, debris, vegetation, and loose material. We address any active cracks with crack sealing and repair potholes or failed areas with hot-mix patching before resurfacing. Areas where the new overlay would create a height difference—such as garage aprons, curbs, and sidewalk transitions—are milled down so the finished surface aligns flush with surrounding structures.

Once the surface is prepared, we apply a tack coat of liquid asphalt binder across the entire area. This sticky layer ensures the new hot-mix bonds securely to the old surface. Fresh hot-mix asphalt is then paved over the existing surface at the proper thickness and compacted with steel-wheel vibratory rollers. The result is a dense, smooth, uniform surface that looks and performs like a brand-new installation.

Resurfacing offers several advantages when conditions are right:

Resurfacing is not a solution for base failure. If the stone base beneath the asphalt has eroded, shifted, or lost compaction, an overlay will reflect the same problems within a short time. Resurfacing also adds height to the existing surface, which can create clearance issues at garages, curbs, or drainage structures if not properly milled. We evaluate these factors during the on-site inspection and recommend resurfacing only when it is the right solution for your pavement.

The decision between resurfacing and replacement comes down to the condition of the base. If the base is solid, resurfacing provides excellent value. If the base has failed, replacement is the only option that will deliver lasting results. Resurfacing a pavement with a failed base wastes money because the new surface will crack and settle along the same failure patterns. Patching addresses isolated damage, while resurfacing addresses widespread surface wear. If your driveway or parking lot has a few potholes but the rest of the surface is in good condition, patching is more cost-effective. If the entire surface is showing age and wear, resurfacing treats the whole area at once and produces a uniform result.
