Sealcoating is a preventive maintenance treatment that applies a protective layer of coal-tar or asphalt emulsion sealer over the pavement surface. This coating fills hairline cracks and surface pores, restoring a rich black appearance while creating a barrier against the elements that cause asphalt to deteriorate. Sealcoating slows oxidation, reduces water penetration, and makes the surface easier to clean—oil and chemical spills are less likely to stain or bond with the pavement.

It is important to understand the limitations of sealcoating. Sealcoating is a surface treatment, not a structural repair:

• It does not repair structural pavement failures or sub-base damage
• It does not fix potholes or deep cracks—it is too thin to fill them
• It does not level sunken or uneven surfaces
• It does not add structural strength to the pavement
• It does not correct drainage problems

Sealcoating protects a sound surface from future deterioration. If your pavement has structural problems, those need to be addressed with patching, crack repair, or resurfacing before sealcoating is applied.

Sealcoating is most effective on pavement that is structurally sound. Applying sealer over a failing surface wastes money—the coating will crack and wear away quickly as the underlying pavement continues to deteriorate. Before sealcoating, we evaluate the surface for cracks, potholes, and base problems. Any necessary repairs are completed first so the sealcoat has a stable, clean surface to bond with.

Cracks wider than a quarter inch should be filled with hot rubberized crack sealant before sealcoating. Sealcoat material is thin and designed for surface protection—it cannot fill or seal structural cracks. If cracks are not addressed first, water will continue to penetrate beneath the sealcoat and damage the base. Crack sealing followed by sealcoating is the standard maintenance sequence for extending pavement life.
